wait, did you check if the guy was actually licensed or insured? I mean, half these inspectors just walk around with a flashlight and call it a day. They miss obvious stuff like basement moisture because they don't actually open crawlspaces or check sump pumps. My buddy had one who literally missed a whole sagging roof section cause he didn't get on the ladder. It's like paying for a doctor who won't even take your temperature.

Honestly, "paying for a doctor who won't take your temperature" hits too close to home. Ngl, I once hired a "home inspector" who spent more time talking about his cat than checking the attic.

And @blake792 is right, it's the same deal with HVAC guys too... I had one come out to fix my AC and he spent half the time telling me about his fishing trip instead of actually checking the refrigerant levels. Ended up paying for a service call and a thermostat that didn't even need replacing. It's like they figure if they talk enough you won't notice they're barely looking at the problem. My neighbor's inspector missed a cracked foundation beam because he was too busy petting the homeowner's dog... cost them thousands later.
